VISIT PROPERTIES

NEGOTIATE

When you find a home you love, Sal Sorrentino will prepare and submit a strong offer on your behalf. The offer outlines the proposed price and key terms for the purchase. If the seller responds with a counteroffer, Sal will guide you through your options—whether that means accepting the terms, negotiating further, or submitting a revised offer.

STEP 5

REVIEW

Once your offer is accepted, it’s important to carefully review the purchase contract and all related disclosures. This step helps protect your interests and ensures you fully understand the terms, timelines, and responsibilities involved in the transaction.

STEP 6

GO TO CONTRACT

Sign the contract and put down a deposit. Down payments normally can range from 3% – 20% of the purchase price.

STEP 7

COMPLETE LOAN APPLICATION

The appraisal company coordinates with Sal Sorrentino to obtain comparable sales, arrange access to the property, and conduct the evaluation to determine the property’s fair market value.

STEP 8

PREPARE YOUR BOARD PACKAGE

If you are purchasing a home within a homeowners association (HOA) or condominium community, additional steps may be required. These may include submitting financial documentation, proof of financing, and a purchase application to meet the community’s requirements.

Sal Sorrentino will guide you through this process—helping you understand HOA rules, fees, and required documents while coordinating with the association to keep your purchase moving forward smoothly.

For properties without HOA oversight, this step is typically not required, allowing the transaction to proceed directly toward closing.

STEP 9

BOARD APPROVES THE PURCHASE

Once all requirements have been completed and reviewed, final approval of your purchase is confirmed. This milestone means all necessary parties have accepted the terms and the transaction is ready to move forward toward closing.

Final Walkthrough

STEP 12

Closing & Escrow Coordination

The escrow officer coordinates the closing process with the lender, buyer, and title company to ensure all documents are properly completed and funds are transferred. Sal Sorrentino remains involved throughout this stage to help ensure a smooth and successful closing.

STEP 13

Close of Escrow

Once all documents are signed and funds have been transferred, escrow officially closes and ownership of the property is recorded. Sal Sorrentino will review the final settlement statement and accounting with you to ensure everything is accurate and clearly understood before the transaction is completed.
